I would strongly advise against renting through Proffitt & Holt Partnership Letting & Estate Agents due to their aggressive, misleading, and legally questionable conduct. My experience with them has been frustrating, manipulative, and entirely disrespectful of tenant rights.

🚨 Key Issues I Faced:
1️⃣ Misleading & Deceptive Practices Around Tenancy Renewal
Initially, they suggested that a periodic tenancy might be possible while the landlord decided.
Later, they claimed that the landlord never intended to renew, despite their failure to provide clear and timely communication.
They issued a Section 21 notice on February 4th, then acted as if my challenge to it was unreasonable, despite their own poor communication and lack of transparency.

2️⃣ Harassment & Illegal Entry Threats
Immediately after I sent my first email about the Section 21, I received a call from their sales team with less than 24 hours' notice for a property viewing—completely unreasonable and unacceptable.
They insisted they had the right to enter the property for marketing purposes, despite my explicit refusal and the fact that tenants are legally entitled to quiet enjoyment.
When I rightfully declined access, they escalated their threats, falsely stating I had "no right" to refuse and even threatened to use management keys to access the property without my consent.

3️⃣ Intimidation & Legal Misinformation
After I stood my ground on access, they doubled down on aggressive and misleading legal threats.
They insinuated that refusing access was a breach of contract—it is not. Viewings require mutual agreement, and I am well within my legal rights to decline them.
They then threatened legal consequences, court action, and rental history damage, as if I wasn’t already aware of the actual legal eviction process.
Instead of resolving issues professionally, they resorted to threats and intimidation tactics.

⚠️ Final Verdict: AVOID AT ALL COSTS
Proffitt & Holt Lettings show a clear disregard for tenant rights, use misleading legal threats, and prioritize landlord convenience over ethical treatment of tenants. Their bullying tactics, poor communication, and outright dishonesty make them an untrustworthy and stressful agency to deal with.

If you value your legal rights, professionalism, and basic respect as a tenant, stay far away from Proffitt & Holt Lettings.
